Baltimore, Maryland Hello. My name is Robert
Kaetzel and I have been a real estate broker in the Baltimore
area for over 14 years. Who cares? Well my Mother does. Give me just a minute
of your time and I’ll show you how you can get incredible deals on
HUD homes in Baltimore City, Baltimore County, Harford County and
all of Maryland. Here is my story… About 10 years ago I started working with
real estate investors that wanted to buy cheap properties in Baltimore
City and Baltimore County. Real estate investors live or die based
on how great of a deal they can negotiate. It was 1999 and I was getting lots of offers
accepted on bank foreclosed homes for my clients. We were getting
some really good deals. I would often notice some HUD homes selling
for cheap prices, but I didn’t know anything about them. My only experience
with HUD homes at that time was turning down a potential buyer who
wanted to buy a HUD home that was listed for $5,000.00. You see, I
had no clue what I was doing. Like most real estate agents, I didn’t
know anything about HUD homes. I Was Clueless! I saw many good deals that were just there
for the picking. If I could only figure out how to work
the HUD system. One evening I was listening to a real estate
trainer speak about focus and specializing in one particular area
of real estate. I thought about HUD homes and how few if any agents
knew how the HUD system worked. That evening I decided that I would
become the HUD King of Baltimore! I would study and learn everything possible
about bidding on HUD homes. I would put the HUD bidding process under
the microscope and study it like a scientist. It took a while but then I got my first
bid accepted, then the second and the third shortly thereafter. Each time I bid on a property, I learned
something new about HUD’s bidding system. I learned the rules and
the procedures that had to be followed to get my offer accepted. I
even discovered one thing that I was doing when bidding that had HUD
automatically rejecting my offers even when the price was acceptable. Through trial, error and sheer persistence
I discovered many insider secrets about bidding and winning HUD homes
in Baltimore. I was on a roll. The very next year I discovered one single
HUD bidding secret that made me over $100,000.00 that year! It was as if HUD had given me a golden
key to make money with! I was happy and my clients were extremely
happy because they were getting great deals. I sold a house at 2101
E. Chase Street for $1,200. I sold a house at 27
S. Decker Street in Patterson Park for $3,250. Great deals were
commonplace. I remember bidding on a HUD property at 8 S. East Avenue
in Patterson Park. I got an offer accepted for $12,500. I looked at
the property and never sent in the contract as the house was a little
rough. I regret that. It was a great deal. In Baltimore County, my investors practically
stole HUD homes. We sold single
family homes in Dundalk, Essex, Middle River, Rosedale, Parkville,
Carney for $30,000, $40,000, $50,000. I have personally bought HUD homes from
Western
Maryland to the Eastern
Shore. Some of them I resold for thousands more without ever doing
anything to them. Getting Great Deals Was Just, Well, Ordinary. I have lost count but I have been able
to verify at least 160 HUD sales that I have been involved in and
counting. “HUD King” A self proclaimed title. You be the judge. I Was Sold On Selling HUD Homes! Then my golden key started to tarnish. The real estate market became so hot that
people started paying ridiculously high prices for HUD homes. My investors
couldn’t justify the high prices. For about a year I only sold one
HUD property. It was a long hot summer that year. Gradually over time the HUD inventory built
back up and prices started to fall. I am now pleased to say… Happy Days Are Here Again! The current real estate market presents
an ideal opportunity to buy a HUD home under market value. It doesn’t
matter if or you are a first time buyer, second time buyer or an investor. HUD Homes can be great deals. Please understand. Not every HUD home is
a good buy. This one little fact deters many agents and buyers from
ever pursuing any HUD deals. Some HUD homes are overpriced, but a few
get underpriced. HUD becomes super motivated to sell at
steep discounts at certain points in time. You just have to know when
to bid and how much. I know when and how much! I can show you! HUD paperwork must be filled out absolutely
perfectly and submitted timely or your bid will be rejected.
This one fact is the reason why I have seen HUD properties sell and
fall through up to 15 times in a row before finally settling. Most
